On January 20, U.S. President Donald Trump issued an Executive Order (EO) aimed at preventing institutional investors from purchasing single family homes. The Order directs housing agencies to issue guidance that would prevent Federal programs from approving, insuring, guaranteeing, securitizing, or facilitating sales of single-family homes to institutional investors. The Order comes following Trump’s GSE directive to buy $200 billion in MBS in an attempt to drive down mortgage rates. The Trump administration is additionally exploring 401(k) withdrawals to assist prospective homebuyers with down-payments without penalty.
